Buying
Do I need to be pre-approved before viewing homes?
It's not required for a first look, but in a competitive market sellers expect a pre-approval letter with any offer. We can introduce you to local lenders who turn them around in a day or two.
How much do I need for a down payment?
Less than many people think. Conventional loans start at 3% down, FHA at 3.5%, and VA loans can be 0%. Putting down less than 20% usually means paying mortgage insurance.
What are closing costs?
Fees for the loan, title, appraisal and taxes, typically 2–5% of the purchase price for buyers. Your lender will give you an itemised estimate early on.
Does it cost anything to use a buyer's agent?
You'll sign a buyer agreement that sets out our fee before you tour. In most sales it's paid by the seller, and we'll always show you exactly how it works for each home.
Selling
How do you decide on a listing price?
We look at comparable homes sold nearby in the last three to six months, adjust for size, condition and features, and factor in current demand. You'll see every comparable we used.
Should I renovate before selling?
Usually not in a big way. Paint, small repairs, decluttering and good lighting deliver the best return. We'll give you a prioritised list with rough costs.
How long will it take to sell?
Well-priced homes in Springfield are selling in 16 days on average right now. Closing usually takes another 30 to 45 days after you accept an offer.
Working with us
Are you tied into long contracts?
No. Our listing agreements can be cancelled with 14 days' notice if you're not happy. We'd rather earn your business than lock you in.
Can you help me buy and sell at the same time?
Yes, and we do it often. We'll plan the timing, explore options like bridge loans or rent-backs, and make sure you're never stuck with two homes or none.
Do you work outside Springfield?
We cover Springfield and the surrounding towns within about 25 miles. Further afield, we'll refer you to an agent we trust.
